Preliminary Services

1.1 Discussing the client's aims and requirements, giving general advice, outlining possible courses of action and the scopes of service to be provided.

1.2 Taking a detailed brief from the client

2.1 Visiting the site/property and carrying out an initial inspection.

2.2 Presenting an initial appraisal to the client including:

2.2.1 advice on the need for further consultants;
2.2.2 an approximation of costs;
2.2.3 an outline timetable for completion of the works;
2.2.4 suggested contract procedures to be adopted;
2.2.5 the extent of statutory approvals required.

2.3 Carrying out a measured survey of the existing buildings or the site and producing full survey drawings.

Pre-contract Services

3.1 Presenting outline sketch proposals and indication of costs to the client. after liaising with other consultants. Receiving any amended instructions.

4.1 Preparing and presenting, for approval, a complete design for the scheme, including:

4.1.1 sketch drawings to show layout & appearance of the scheme;
4.1.2 budget costings;
4.1.3 timetable to completion;
4.1.4 schedule of finishes and details of the basic construction;
4.1.5 list of possible firms for inclusion on tender lists.

5.1 In co-operation with other appointed consultants, preparing full working drawings sufficient for the construction of the project

5.2 Submitting applications for:

5.2.1 Planning approvals;
5.2.2 Building Regulation approvals;
5.2.3 Other statutory consents.

6.1 Preparation of sub-contract specifications, inviting tenders for sub-contract works and suppliers.

7.1 Preparation of specifications and/or liaising with quantity surveyor preparing bills of quantities

8.1 Inviting tenders for the main contract, checking priced documents upon receipt of tenders. Preparing tender analyses and advising client on tenders received.

8.2 Arranging pre-contract meeting with client, prospective contractor and consultants, to discuss programme and organisation.

8.3 Preparation of contract documents. Arranging for signature by both parties.

Post-contract Services

8.4 Supplying all necessary information to the contractor, arranging for the commencement of the works and checking the contractors programme.

8.5 Monitoring the progress and quality of the work by periodic site visits, preparing monthly reports to the client on progress and actual contract expenditure.

8.6 Administering the terms of the building contract during the progress of the work.

8.7 In consultation with other consultants where appointed, examining all documents, measuring works, and agreeing the final account with the contractor.

8.8 Obtaining record drawings, if required, showing the services as installed. Supplying initial guidance on maintenance.

Additional Services

9.1 The following additional sevices may be offered in connection with building works:

9.1.1 preparing a feasibility study;
9.1.2 negotiating licences;
9.1.3 considering data put forward in support of loss and expense claims under the terms of Post Contract Services the building contract and negotiating a settlement on behalf of the client;
9.1.4 constructing models and special presentation drawings;
9.1.5 advising on Party Structures;
9.1.6 preparing a maintenance manual for the property;
9.1.7 advising on the appointment of specialists in respect of soil investigations;
9.1.8 providing on-site supervision of the construction works.
